Please can someone explain
What happens first?
When is the deposit paid?
When is it completed?
Cash purchase
Thanks

Sorry-I’ve not had personal experience of buying property. From hearing others experiences, what tends to happen is you engage a solicitor to act in your behalf, then you have to hassle them through every step of the process, they still don’t do the things they should and cause much stress by nearly cocking everything up at the last minute.

And bend you over when the bill comes

All of the above. ;)

Sort out fees before you engage anyone at all. They will vary.
Do you need a site / building survey?
Pay the deposit - but does the sale have any caveats for your clean exit, should your searches turn up summat nasty?
Then usually about 2-3 months to exchange contracts and pay the final figure. Faster if mortgages are not involved. Just land registry.

Get a price first ,written contract with conveyance solicitor ,prices vary if mortgage is being used ,depends on what you are buying ,I presume you are not selling to buy ,so one less arsehole/ solicitor to deal with, and it then depends on the other end ,is there a chain etc ,they are all twats who will only do it at their pace ,

View and if right make an offer or worse still tender a bid.
Deposit not always necessary especially if you are a cash buyer, tell them to move to exchange contracts and complete by a set date , to get it finished.
Solicitors will strive to drag it out always.

Never, ever seems to keep to schedule. Always seem to be waiting for someone further down the line to do something. Then their solicitor is off for a week. They do their bit, then your solicitor is off for a week. 🙄
Got even worse during COVID, particularly the Land Registry, and still drag their heels.
All blame the number of new builds they're having to deal with.
Lots of tongue biting needed 🤨
